Barons started to venture into US distressed Single Family Home investment in 2010 and had since grown expeditiously into a Global Consultant for Developers, Asset Acquisition and Management for owners.
Our Humble Beginnings – the US portfolio;
In March 2010, together with our clients, we invested in US Distressed Single Family Homes(SFH) and got back more than 50% in returns the following year. Our first rookie year was a smashing success! By 2011, our portfolio grew by 250% as we bought, restructured, leased and sold more than 900 homes in just 24 months! In 2012, Barons Advisory helped to set up a Fund in Cayman Islands to acquire and managed 160 multifamily apartments.
In 2013, due to the Oil Boom & Housing shortages in North Dakota, Barons Capital embarked into building a 61 Room Hotel in Killdeer, ND which was operational in Oct 2014.
In 2014, Barons consulted and structured a SPV for our clients to acquire a 282 acres of Commercial Land for Mixed Urban Development in Dickinson ND.
The Mixed Urban Development would also comprise of 507 Aesthetically Design SFH, 58 Townhouses and 105 acres of Commercial offices, F&B and Retail outlets. This project GDV (Gross Development Value) is expected to hit US$300m over the next 7 years. Barons is helping to raise funding of $20m and/or $38m(Mall). ROI is expected to hit 135% over 5 years.
Unfortunately, the oil crisis and long period of low oil prices had driven investors, financiers, and funds to the side benches, waiting for a turn in oil prices.
As much as the Barons Vista project can be boosted by the oil businesses and peripherals, it can take advantage of its much lowered cost of construction and expenses to build on-demand homes and parcels without jeopardizing its budget.
On the Malaysian front:
We have also consulted on a major project in Danga Bay, Iskandar Johor;
One Danga was proposed to build 800 units rising to 31 floors. It boasts of luxurious living at affordable prices at below RM500 psf. Gross Development Value expected to top MYR400m. Funding RM80m, ROI 120% over the 4 construction years. Iskandar may be overran by the Chinese Developers, however, there is still significant demand in the mid-range pricing for local resident buyers.
On the Indonesian Front:
Indonesia had grown economically since 2009. And Bali with it’s world-wide attention as a lynch pin for Indonesia has demonstrated it’s enormous potential as new key government projects start to take shape, to accommodate to the emergence of major 5-star hotel chains, designer stores and European restaurants.
Ubud Secret – A promising project in Bali, a 5-Star Hotel & Resort Villas development worth US$82m. Situated in prime Monkey Forest vicinity, the 4 Ha land will see a Top Class 5-Star Hotel and a Spa Resort that will cater to a wide range of guests by offering executive corporate facilities. This exclusive private development offers opulent 2-3 bedroom, double-storey villas with walled gardens and private swimming pools, coupled with Sanctuary Rooms and Concierge-Serviced Apartments.
Medan Airtroplis - Located near the new airport in Medan, its an ideal location to build a Condotel to cater to the masses of business travelers, who won’t want to get caught in traffic jams within the city. Looking for a Hotel Operator to kick off this project. Funding US$10m, estimated target of 18% IRR.
On the Philippines front
We have also embarked on providing consultancy services for Philippines projects. We have 2 Industrial land projects and a 4-star WTC Hotel project to seek developers and funding. Funding starts at $12m to $60m. Targeted ROI ranges from 120% over 4 years to 15% IRR.
